Areas I serve

Downtown Toronto real estate, with clear advice.

Condos and lofts from the Waterfront to King West. I run the numbers with you before you make an offer: fees, taxes, carrying costs and resale or rental potential.

What to look at before you buy downtown

Maintenance fees

Ask what the fee covers, how it has changed and what it means for your monthly budget next to your mortgage and property tax.

The status certificate

A condo corporation's status certificate shows its finances, reserve fund and rules. Your lawyer reviews it, and I help you understand what matters.

Land transfer tax

A Toronto purchase pays Ontario land transfer tax plus Toronto's own municipal tax. The calculator shows both for your price.

Parking, locker and rules

Check what is included and what is extra, and whether the building allows short or long-term rentals if you plan to invest.

Selling or leasing in the core

Downtown buildings and streets each trade differently, so I price from recent comparable sales in your building and nearby, not from an automated guess. If you want a starting point, request a free home evaluation and you will hear back within 24 to 48 hours.

If you are leasing, I help tenants build a shortlist around budget and commute, and help landlords with pricing, marketing and tenant screening. I work across the Waterfront and King West, and I am glad to look anywhere in the core.

Common questions

Do I pay land transfer tax twice in Toronto?

A property in the City of Toronto is charged Ontario land transfer tax and a separate Toronto municipal land transfer tax. Use the closing cost calculator to see both for your price.

What is a status certificate?

It is a document from a condo corporation about its finances and rules, including fees, the reserve fund and any legal actions. Your lawyer reviews it before you commit, and I will help you understand it.

Can I get a first-time buyer rebate on a Toronto condo?

If you are eligible, you may receive rebates against both the Ontario and the Toronto taxes. You must be 18 or older, a Canadian citizen or permanent resident, and have never owned a home anywhere. The calculator shows the effect on your costs.
